Le succ\u00e8s des SCPI ne se d\u00e9ment pas. Pour preuve, la collecte nette en pierre-papier s\u2019est \u00e9tabli \u00e0 3,6\u00a0milliards d\u2019euros sur les deux premiers trimestres de\u00a02021. Des niveaux de collecte qui se rapprochent de ceux enregistr\u00e9s avant la crise sanitaire du Covid-19.<\/p>\n
Afin de rendre cette cat\u00e9gorie d\u2019actifs encore plus transparente et accessible, l\u2019Association fran\u00e7aise des soci\u00e9t\u00e9s de placement immobilier (ASPIM) a d\u00e9fini une nouvelle segmentation des SCPI et OPCI grand public. G\u00e9n\u00e9ralement, les SCPI et OPCI sont class\u00e9s en fonction de l\u2019existence ou non d\u2019une typologie d\u2019actifs immobiliers pr\u00e9pond\u00e9rante dans la politique d\u2019investissement du fonds. Concr\u00e8tement, jusqu\u2019\u00e0 pr\u00e9sent, on les classe grossi\u00e8rement en 4\u00a0cat\u00e9gories\u00a0: bureaux, commerces, diversifi\u00e9es et sp\u00e9cialis\u00e9es. D\u00e9sormais, cette classification est revue et comporte 7\u00a0cat\u00e9gories\u00a0:
– bureaux\u00a0;
– commerces\u00a0;
– r\u00e9sidentiel\u00a0;
– logistique et locaux d\u2019activit\u00e9s (dont locaux industriel)\u00a0;
– h\u00f4tels, tourisme et loisirs (dont h\u00f4tellerie de plein-air)\u00a0;
– sant\u00e9 et \u00e9ducation (dont Ehpad, centres de sant\u00e9, \u00e9coles, cr\u00e8ches)\u00a0;
– alternatifs (toute autre typologie n\u2019entrant dans aucune des cat\u00e9gories pr\u00e9c\u00e9dentes).<\/p>\n
L\u2019ASPIM pr\u00e9cise que pour \u00eatre qualifi\u00e9e de \u00ab\u00a0diversifi\u00e9e\u00a0\u00bb la strat\u00e9gie immobili\u00e8re du fonds devra respecter cumulativement les deux conditions suivantes\u00a0:
– la strat\u00e9gie immobili\u00e8re de la soci\u00e9t\u00e9 de gestion doit investir sur au moins 3\u00a0classes d\u2019actifs\u00a0;
– aucune classe d\u2019actifs composant le fonds d\u2019investissement ne doit d\u00e9passer 50\u00a0% de la valeur totale du patrimoine immobilier de la SCPI ou OPCI.<\/p>\n
