Toujours dans l\u2019optique d\u2019am\u00e9liorer la performance \u00e9nerg\u00e9tique (et de faire baisser le nombre des \u00ab\u00a0passoires \u00e9nerg\u00e9tiques\u00a0\u00bb) du parc immobilier fran\u00e7ais, les pouvoirs publics viennent d\u2019annoncer la cr\u00e9ation d\u2019un nouvel outil\u00a0: le \u00ab\u00a0pr\u00eat avance r\u00e9novation\u00a0\u00bb. Issue de la loi Climat et R\u00e9silience du 22\u00a0ao\u00fbt\u00a02021, cette nouvelle aide est un pr\u00eat hypoth\u00e9caire qui permet au m\u00e9nage de rembourser le reste \u00e0 charge (apr\u00e8s versement des subventions issues d\u2019autres dispositifs comme MaPrimeR\u00e9nov\u2019) in fine<\/i>, lors de la vente du logement ou lors d\u2019une succession. Les int\u00e9r\u00eats peuvent, quant \u00e0 eux, \u00eatre rembours\u00e9s au fil de l\u2019eau ou in fine<\/i>. Ce pr\u00eat devrait concerner les logements dont l\u2019\u00e9tiquette \u00e9nerg\u00e9tique (DPE) se situe aux niveaux\u00a0F et\u00a0G.<\/p>\n
Pour que le succ\u00e8s soit au rendez-vous, la mobilisation des principaux r\u00e9seaux bancaires est essentielle. \u00c0 ce titre, deux groupes bancaires ont d\u2019ores et d\u00e9j\u00e0 pris l\u2019engagement de proposer le pr\u00eat avance r\u00e9novation \u00e0 leurs clients d\u00e8s le d\u00e9but de l\u2019ann\u00e9e\u00a02022. Compte tenu des risques que ce type de pr\u00eat peut engendrer, une garantie publique en faveur des banques est pr\u00e9vue. Cette garantie publique sera fix\u00e9e \u00e0 hauteur de 75\u00a0% de la perte \u00e9ventuellement encourue afin de responsabiliser la banque pr\u00eateuse tout en diminuant le risque qu\u2019elle court en cas de d\u00e9faut de remboursement (si le produit de la vente du bien \u00e0 sa mutation ne permet pas de rembourser le \u00ab\u00a0reste \u00e0 charge\u00a0\u00bb des travaux de r\u00e9novation).<\/p>\n
